Guest wifi and blocking certain sites...
I will be renting out suite to student and am wondering about a "guest wifi" Can you block specific sites (i.e Pirate Bay or other similar sites) on a guest's connection?

No. Guest Wi-Fi is unmanaged. You could set up a second router on a subnetwork to have more control over the tenant’s use of the connection.
